Applying With Other Adults

Applying With Other Adults

How 2 Rent with multiple renters

Many renters do not know/understand that if they wish to live with another adult, that person will also be vetted thoroughly (credit, rental history, income, and criminal background) by a property management company. Any person who has income will be subject to each of these checks and if ANY adult fails to pass one hurdle, it will result in the denial of all parties. Even if a person is not a “bread winner”, and has no income at all, you can expect that they will still be vetted thoroughly. If any person over the age of 18 cannot pass the criminal portion of the check, you can expect an automatic denial of all parties.

It is always a good idea to do your own investigation into any person you are entering into a contract with (i.e. lease agreement). Simply asking the potential co-applicant some questions about their rental/credit history can save you money in application fees, if their answers are not satisfactory. You might ask them to log into their credit karma (any credit monitoring site will do) and show you their credit score. A printout of local criminal records can usually be obtained at your county courthouse for a minimal fee. Also, there are legitimate services that will do a nationwide court records search. Spending a little money now may save you a lot in the larger picture.
